Investing in real estate is not about buying an apartment, it is about choosing a strategy. There are three strategies, and each has its own horizon, its own return, and its own set of risks. Confusing them is the main reason for disappointment.

Strategy one: long-term rental

The most predictable option. You buy a liquid one- or two-room apartment with finished renovation in a district with good transport, and rent it out for a year or longer.

The return is lower than newcomers expect, because taxes, maintenance, minor repairs, and one or two months of vacancy per year are subtracted from the gross income. On the other hand, the cash flow is stable and management takes little time.

The best performers are Tairova, Cheremushky, and Selyshche Kotovskoho: a low entry threshold and steady demand.

Strategy two: seasonal rental

Arkadia, Lanzheron, and locations close to the sea. In summer the rate is several times higher than with long-term rental, while in autumn and winter demand falls.

This is not passive income but a small business: cleaning, check-ins, advertising, and working with booking platforms. Or a management company that takes a noticeable share.

You must always calculate for a full year, not just for the three summer months.

Strategy three: resale

Two options: buying at an early stage of construction and selling after completion, or buying a run-down property, renovating it, and reselling.

The first relies on the reliability of the developer, the second on the ability to estimate the budget and not exceed it. Neither works with apartments in illiquid locations: the discount at entry does not offset the difficulties at exit.

What to calculate before buying

Entry costs: price, paperwork, renovation, furniture. Annual income at the real rate, minus vacancy. Maintenance costs. Taxes. Only after this should the return be compared with a deposit and bonds.

The second parameter is speed of exit. An apartment in the center and the Prymorskyi district sells within weeks, while in an illiquid location it may sit for months, and at the moment when you need the money, this matters more than half a percent of return.

Common mistakes

Buying based on the return promised by the seller rather than one you calculated yourself. Taking apartments with a sea view for long-term rental, where no one needs the view. Investing more in renovation than the local rental market returns.
