What matters more when buying a one-bedroom apartment in Odesa: proximity to the sea or developed infrastructure

If you are choosing a one-bedroom apartment in Odesa, there are several different factors and criteria worth paying attention to at once. However, most buyers are torn between the two most important ones: proximity to the sea and the level of a neighborhood's infrastructure. In some cases they coexist quite well.

Yet combining both of these criteria is often quite difficult, and you have to choose only one of them. Because a one-bedroom apartment in Odesa located as close as possible to the sea and the beach may be quite far from shopping centers, a hospital, and especially kindergartens or schools.

Let's look at what each of these factors offers: what advantages and disadvantages set them apart?

How important is an apartment's proximity to the sea?

Most often a one-bedroom apartment is chosen either for a single person or for a family without children. In that case, maximum proximity to schools, clubs, and kindergartens is not as important. But watching the sea from your window and being able to go for a morning run along the Health Trail (Trasa Zdorovya) sounds like a pleasant and useful advantage. And indeed, there are quite a few benefits to a property's proximity to the sea:

  • A pleasant and healthy atmosphere. Most buyers pay attention to apartments by the sea primarily because of the beautiful scenery and access to a favorite beach. Such a choice will be ideal for people who love nature and prefer a healthy lifestyle. After all, the ability to relax by the sea more often and breathe sea air has a positive effect on mood, mental health, and well-being.
  • Profitable rental. Even if you do not plan to live in the apartment permanently, property by the sea can be rented out far more profitably than an apartment of the same size in residential districts far from the beach. This makes buying property a profitable investment as well, especially in the summer season, when you can rent the space out by the day.
  • Clean air. It is worth noting that in large cities the problem of air pollution is constantly growing and worsening. Meanwhile, by the sea in Odesa the air quality is as high as possible. This is definitely especially relevant for people with asthma, a tendency to catch colds, and so on.

Property located by the sea also has plenty of disadvantages:

  • High prices. This is what scares off many buyers. Apartments near the coast cost 30-40% more than in more remote districts. This is because such property is in demand among investors and tourists.
  • Problems with infrastructure. We have already noted that you often have to choose just one thing between proximity to the sea and infrastructure. Yes, property by the beach may be close to cafes and restaurants and recreation areas. However, there are definitely not enough shops, pharmacies, and banks here.

Development of a neighborhood's infrastructure: the advantages and disadvantages of such apartments

By betting on more developed infrastructure rather than on the property's proximity to the coast and the sea, you can count on several significant advantages at once:

  • Access to all critically important and necessary facilities. Developed infrastructure means that everything you need for your daily routine and comfortable living is located right in your neighborhood: shops (groceries, clothing, and other small items), pharmacies, a polyclinic and hospitals, schools, kindergartens, fitness centers, beauty salons, and so on. You can reach most of these facilities calmly and quickly, even on foot.
  • Better transport connections. Compared with property by the sea, most districts with good infrastructure have good transport links. And you can use public transport, among other options, for daily trips.
  • Favorable cost, cheaper than an apartment by the sea. Everything here is individual and will depend on the specific district. Yes, for example, in new buildings and fully equipped residential complexes the cost of housing is higher than, for example, in older residential districts. However, it still does not compare with the prices of apartments of the same size near the coast.

Among the disadvantages of choosing an apartment far from the sea but with good infrastructure:

  • Some districts may lack natural recreation areas, whereas by having property by the sea you get access to relaxation in nature whenever you want.
  • High levels of noise and air pollution, especially if the building is located near a highway.

The choice between proximity to the sea and the level of a neighborhood's infrastructure depends primarily on your priorities and preferences. Pay attention to your lifestyle and the purpose of buying property. If it is for peace, rest, or a later resale, it is better to choose apartments by the sea. If it is for setting up a home and starting a family with children, buy property in areas with developed infrastructure.
